Floor System

Sills: 2 x 6 PTSYP (graded #1 Pressure Treated Southern Yellow Pine)
Girders: 2 x 10, or LVL (Laminated Veneer Lumber) built up on job
Double headers: 2 x 10 spruce
Floor joists: 2 x 10 spruce 16” O.C. (On Center)
Subfloor: ¾” T&G (Tongue and Groove) AdvanTech^®
Porch and deck floor framing: Floor joists, sills, and headers – 2 x 6, 2 x 8 or 2 x 10 PTSYP
Porch and deck flooring: 5/4 x 6 radius edge premium grade PTSYP
Hardware: Floor joist hangers and metal cross bridging as required

Walls and Gables

Wall and gable logs: Eastern White Pine, Premium grade, milled 6 x 8 or 8 x 6 tongue and groove pre-cut and numbered logs with preservative treatment (Western Red Cedar also available).
Log sealants: Puttylastic caulking; foam gaskets; pre-compressed corner pads; 11.8” FastenMaster^® LogHog-SR (Settling Resistant Screws)
Window and door jambs: Specially-milled pine with 9" screws
Log siding: Milled ship-lap log siding as needed for floor frame skirting, dormers, and shed porch gables. Eastern White Pine, preservative treated (Western Red Cedar also available).
Wall braces: 6 x 6, 6 x 8 or glulam as required with hardware

Interior Partitions

Framing: 2 x 4 or 2 x 6 shoe, double plate, studs, blocking, headers, and fillers as necessary
Pilaster stud with hardware
1” knotty pine v-match boards for sheathing first and second floor partitions on both sides

Ceilings

NELMA (Northeastern Lumber Manufacturer’s Association) graded 4 x 8 spruce beam ceiling joists — hangers supplied when required
2” v-match flooring for all loft areas — 2 x 8 nailer for loft flooring
1” knotty pine v-match boards supplied for ceilings when not used as loft area
NOTE: Both loft floor and ceiling sheathing are applied on top of 4 x 8 beams so that beams are exposed from downstairs.

Pre-cut trusses: 6 x 6 and 6 x 8 spruce, as needed, pre-drilled and complete with gusset plates and fasteners*
Roof purlins: NELMA graded 4 x 8 spruce, pre-cut
4 x 6 ledgers with hardware
4 x 8 blocking with fasteners
First roof boards: 1” knotty pine v-match
    Soffit: from 1” knotty pine v-match boards
2 x 6, 2 x 8 or 2 x 10 ridge nailers
2 x 8 gable insulation stops
Fly rafter materials: (2) 2 x 8
Ladder rafter materials; 2 x 8 filler at eaves
Roof strapping: 2 x 3 spruce 24” O.C.
    10” skinny spikes for roof strapping
Exterior roof sheathing: 5/8” square edge AdvanTech^®

NOTE: Some models have pre-built truss rafters and 5/8” square edge AdvanTech roof sheathing. We do not supply temporary or permanent bracing.

Andersen 400 Series Frenchwood^® hinged Low-E4 glass patio doors, Andersen 400 Series Frenchwood gliding Low-E4 glass patio doors complete with screens, hardware and locksets
Exterior doors: Therma-Tru^® Classic-Craft^® CC48 fiberglass door system pre-hung and weatherstripped with tempered glass
Pre-hung premium 6-panel solid pine interior doors
Solid pine closet doors
Yale^® locksets for all interior and exterior swinging doors; hardware for sliding closet doors and pocket doors
Exterior window and door trim: Random length pine, specially milled 2 x 4 radius edges
Interior window and door trim: From 1” knotty pine v-match boards
Roof windows: Velux^® VS series with screens; pole with adaptor as required

Miscellaneous Materials Supplied Per Plan

Basement stairs: 2 x 12 stringers and treads with 1” pine risers and guard railings
Loft stairs: 2 x 12 stringers, SYP (Southern Yellow Pine) treads with 1” pine risers and guard railings as necessary
Porch posts: 6 x 6 spruce
½” square edge AdvanTech^® supplied to sheath dormers before covering with log siding
Interior railing: 4 x 4 posts, 2 x 4 rails, vertical slats from 1” knotty pine v-match boards
Exterior railing: 2 x 2, 2 x 4, and 5/4 x 6 premium grade PTSYP supplied for porches, decks, and exterior balconies
House sill tie downs from galvanized banding
Specially milled 4 x 6 and 6 x 6 splined posts as required

Wall framing: 2 x 4 framing 24” O.C. with window and door headers as required
Wall sheathing: ½” square edge AdvanTech^®

Roof framing: Pre-built truss rafters with ladder and fly rafter materials and hardware. NOTE: We do not supply temporary or permanent bracing.

Fascia and soffit material
Service door: 3’0”x 6’8” Therma-Tru^® Smooth-Star^® fiberglass door system
